Property Washing

Restore The Surface.

Years of dirt, mildew, algae, and grime build up on the surfaces around your home and business. We bring it back — pressure washing for tough surfaces like concrete and brick, and gentle soft washing for siding and anything that high pressure would damage.

Every property is different, so pricing is simple: quoted on site after a quick look at the size and condition. No guesswork, no surprise charges.

Pressure vs Soft

The Right Pressure.

Pressure washing uses high-pressure water to blast grime, oil, and stains off hard surfaces like concrete and pavers. Soft washing uses low pressure and specialized cleaners to safely kill and remove mildew and algae from delicate surfaces like siding and roofs — high pressure on those would do real damage. We use the right method for each surface so you get a deep clean without the risk.

How It's Done

PSI Is Not The Strategy.

Anyone Can Blast

Renting a machine and hitting everything at full power is also how you etch wand lines into concrete, strip paint, shred deck boards, and force water behind siding. Raw pressure isn't skill — it's just risk.

Chemistry Does The Killing

On organic growth — algae, mildew, mold — the right detergents do the actual work and the water rinses it away. That's why soft washing cleans siding better at a fraction of the pressure, and why the green doesn't come back the next month.

Even Beats Hard

On concrete, a surface cleaner attachment keeps every pass even instead of leaving zebra stripes, and pre-treating oil and rust stains is the difference between "cleaner" and clean. Method over muscle, every time.

Surface By Surface

The Right Method Every Time.

SurfaceMethodWhy
Concrete & paversPressure + surface cleanerEven, stripe-free passes — with pre-treatment on oil and rust stains
Vinyl & stucco sidingSoft washLow pressure plus cleaners kills algae without driving water behind panels
Wood decks & fencesLow pressure + cleanersHigh PSI shreds wood fiber — chemistry lifts the gray and the grime instead
Brick & stoneCalibrated pressureStrong enough to lift years of buildup, controlled enough to spare the mortar
Timing

When To Book It.

Spring — strip winter grime, salt residue, and the green film off everything
Before listing your house — curb appeal is the cheapest renovation there is
Before painting or staining — coatings fail fast on dirty surfaces
Fall — clear organic buildup before it sits and feeds all winter
Storefronts — on a recurring schedule, so customers never see the grime build

FAQ

Good Questions.

What's the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water for hard surfaces like concrete, brick, and pavers. Soft washing uses low pressure plus specialized cleaners for delicate surfaces like vinyl siding and stucco, where high pressure could cause damage. We choose the right method for each surface.
Is soft washing safe for my siding?
Yes — that's exactly what it's for. Soft washing safely removes mildew, algae, and dirt from siding without forcing water behind panels or damaging the surface the way high pressure can.
How much does pressure washing cost?
Because every property differs in size and condition, we quote on site after a quick look. You get a clear price up front before any work begins — no surprises.
What surfaces do you clean?
Driveways, walkways, and concrete; house siding; fences; decks and patios; porches and steps; and commercial storefronts and exteriors across the Philadelphia area.
Do you serve my area?
Philadelphia and the surrounding suburbs — Bucks, Montgomery, and Delaware County. South Philly to Doylestown, King of Prussia to Media — if you're in the area, we pull up. Just outside the zone? Email us before booking and we'll see what we can do.
Do you use my water?
For property washing we typically hook up to your outdoor spigot — that's how the volume this work takes gets supplied. We confirm the setup when we quote, so there are no surprises on the day.
Will pressure washing damage my driveway or siding?
Used wrong, absolutely — that's the whole reason method matters. Concrete gets even, surface-cleaner passes; siding gets soft washed at low pressure. The right technique on the right surface is the difference between restored and ruined.
How long does a job take?
A typical driveway runs an hour or two; a full house soft wash is usually a half day. You'll get a time window with your quote so you can plan around it.
